PMAY — Pradhan Mantri Awas Yojana: Urban & Rural Housing Guide

PMAY provides housing subsidies for low and middle-income families. Learn the urban and rural schemes, eligibility, subsidy amount, and how to apply.

Pradhan Mantri Awas Yojana (PMAY) is the flagship housing scheme of the Government of India aimed at providing affordable housing to all by 2024 (extended in revised schemes). The scheme runs in two streams — PMAY-Urban for cities and PMAY-Gramin for rural areas — with distinct eligibility and subsidy rules.

PMAY-Urban (PMAY-U)

Launched in 2015, PMAY-U targets urban poor and middle-income families in 4,000+ cities. The scheme has four verticals: In-situ Slum Redevelopment (ISSR), Credit Linked Subsidy Scheme (CLSS), Affordable Housing in Partnership (AHP), and Beneficiary-led Construction (BLC).

CLSS subsidy under PMAY-U

  • EWS (income up to ₹3 lakh) — Interest subsidy of 6.5% on loans up to ₹6 lakh, maximum subsidy ₹2.67 lakh
  • LIG (income ₹3–6 lakh) — Interest subsidy of 6.5% on loans up to ₹6 lakh, maximum subsidy ₹2.67 lakh
  • MIG-I (income ₹6–12 lakh) — Interest subsidy of 4% on loans up to ₹9 lakh, maximum subsidy ₹2.35 lakh
  • MIG-II (income ₹12–18 lakh) — Interest subsidy of 3% on loans up to ₹12 lakh, maximum subsidy ₹2.30 lakh

PMAY-Gramin (PMAY-G)

PMAY-G targets rural BPL families and provides direct financial assistance for house construction. The unit assistance is ₹1.20 lakh in plain areas and ₹1.30 lakh in hilly, difficult and tribal areas. The houses must be at least 25 sq m with a kitchen and toilet.

Eligibility criteria for PMAY-G

Eligibility is based on the Socio-Economic Caste Census (SECC) 2011 with specific deprivation parameters: households with kachcha walls or roof, no adult earner, female-headed households, SC/ST households, manual scavenger families, and bonded labour households.

How to apply for PMAY-U

Apply through the PMAY-U portal (pmaymis.gov.in) using Aadhaar OTP. The application is automatically forwarded to the State Level Nodal Agency (SLNA) for verification. CLSS applications are filed through the lending bank, which forwards them to the National Housing Bank (NHB) or HUDCO.

How to apply for PMAY-G

Eligible families are identified through the SECC database and ranked by the Gram Sabha. The Block Development Officer (BDO) initiates the application after verification. Selected beneficiaries receive funds in three installments — foundation, lintel and roof completion.

  • Aadhaar of all family members
  • Income certificate
  • Caste certificate (if applicable)
  • Bank account details
  • Voter ID and address proof
  • Land documents (for PMAY-G in BLC vertical)

Beneficiary tracking

Both PMAY-U and PMAY-G allow beneficiaries to track their application status online. PMAY-G uses AwaasSoft for tracking and DBT for fund release. PMAY-U beneficiaries receive subsidy directly into the bank account or as deduction from the home loan principal.
